
MANSIONETTE IN KAREN
This was a contemporary three-story house in the woodlands of Karen. The project had a main house, D.S.Q, pool house, gatehouse, swimming pool, and a pool deck The project generously embraced modern architecture and features like curtain wallings, double volume foyer, cantilever floors & staircase, large windows and doors (4m length), cavity wallings, flat roofing, concealed cisterns and pergolas.

Initial Construction stage.
The substructure conditions in Karen were red soil suitable for construction. The land was previously farmland. No rocks were experienced in the excavations. Average depths of 1 meter were maintained. There was no trouble at all during the substructures.

Construction stage
This project involved a classic and artistic design with features, namely
1) Cantilever staircases with a polished concrete finish.
2) Cantilever beams and floors are widely used.
3) A large outdoor terrace with pergola roofings.
4) Flat roofing.
5) Masonry ducts to conceal the svp & rwp.
6) Textured painting to exterior wall surfaces
7) Polished & matt Granito tiles.
8) Generous curtain wallings.

The contract sum = 67,500,000
The final account = 45,000,000
The client suffered financial setbacks and couldn't finish the project as contracted in the following areas
The variations (omissions) =
1) Tiling to the swimming pool and deck and the pool equipment fixing.
2) Cabro laying to parking.
3) Finishes to the poolhouse and gatehouse.
4) Landscaping and planter construction.

Project timeliness
The commencement date was on 10th Nov 2021.
The contract completion date was on 10th Nov 2022.
The practical completion & handover date was 20th Oct 2022.
​The reasons for the early completion.
1) The client suffered financial hardships impeding the progress to completion of the project. Regrettably the project was handed over incomplete however the main house was liveable for the client's family.
